Home watch services, with an estate manager's eye

Typical home watch means someone walks through, checks the doors, and leaves. That's a start, but luxury homes have more going on: complex HVAC systems, pools and spas, smart home and security systems, irrigation, and finishes that are expensive to repair.

ADVOCATE inspections are run by people who understand how these homes work. We look for early signs of trouble, verify that major systems are performing, and document everything with photos. If something needs attention, we already know the right vendor to call.

What we check on every visit

  • Interior walk-through.

Signs of leaks, water stains, unusual odors, and anything out of place.

  • Plumbing.

Under sinks, around water heaters and fixtures, and toilets run to keep seals from drying out.

  • HVAC.

Thermostat settings, airflow, and unusual noise, especially during Arizona summers.

  • Pool and spa.

Water level, equipment operation, and visible issues.

  • Exterior and grounds.

Doors, windows, gates, irrigation, landscaping and signs of storm damage.

  • Security and access.

Alarm status, locks, cameras and entry points.

  • Pests.

Early signs of scorpions, rodents or termites.

A schedule that fits your home

Choose weekly, bi-weekly or monthly inspections. Many seasonal owners choose weekly visits in summer, when heat and monsoon storms are hardest on a home, and adjust the schedule when they return.

You'll always know how your home is doing

After each visit, you receive a detailed report with photos. Everything is stored in your digital estate platform, building a running history of your home's condition, service records and repairs. That history is valuable when planning upgrades, filing warranty claims, or eventually selling.

When something needs attention

We don't just flag a problem and walk away. We let you know what we found, recommend next steps, and coordinate a trusted vendor to fix it. We oversee the work, verify it was done right, and never mark up vendor pricing.

For second-home and seasonal owners

If you spend part of the year away from Arizona, your home still faces 115-degree days, monsoon storms, and the chance of a power outage. A small leak or a failed AC unit can do serious damage in a few days when no one is there.

Our snowbird home watch service keeps eyes on your property while you're gone. We can also prepare the home before you arrive and close it up properly when you leave.
